Renovation: Roanerhof – Kals

First documented mention in 1428. When the new owner arrived, the roof leaked, there was no toilet and no electricity – but six centuries were still standing.

The Roanerhof lies in a remote spot above Kals and was first mentioned in 1428. When the private client bought the ruinous farmstead, almost everything that makes a house habitable was missing: the roof was no longer watertight, there was no toilet and no electricity. What there was, was substance – beams, walls and a setting that cannot be built anew.

01

The task was a four-part chord in which at least one note is usually lost: bringing together budget, tradition, aesthetics and function. The renovation therefore follows a simple rule: the farmstead gets what it lacks and keeps what defines it. The new layers – roof, bathroom, electrics, heating – serve the house rather than drowning it out; the old ones remain visible and continue to carry the load, as they have done since the late Middle Ages.

02

Since 2016 the Roanerhof has been lived in again. It shows what buying a “hopeless” existing building can be: not a romantic risk but – with a realistic budget and clear priorities – the shortest route to a house with six hundred years of character.

„“It has turned out beautifully.”"
