Niederau Village Centre Neighbourhood Development – Wildschönau

The village centre of Niederau with its music pavilion has had a very chequered history over recent decades, with many ups and downs. It began after the pavilion was built on land belonging to someone else, followed by a change of ownership, the purchase of the land by the brass band, its repurchase by the owner, a long period of vacancy and decay, until an agreement was finally reached with the current owner, the pavilion was rebuilt and the very successful, well-attended Niederau village evenings have been organised since 2016.

The site is of particular interest to the people of Niederau. In recent years it has become clear that the current situation is only an interim solution until the owner sells the plot. A participation process with interested citizens was therefore started at an early stage. The outcome of a citizens‘ round table in 2018 can be summarised as follows: the village population identifies with a complete redevelopment of the Niederau village centre. The existing buildings, and the music pavilion too, can make way and be replanned as part of a good, holistic design for the village core.

Tirolia Immowelt, as owner of plot 939/1, is now planning to erect a building on this site. It is very positive to note that the landowner is also showing great willingness to work on a constructive solution for the village, to the extent that part of the private plot along the main road is to be made available for public use in future.

The proposed neighbourhood development project assesses the potential of the Niederau village centre and serves all parties as the basis for all further decisions.
