Frühmesshof – Untermieming

At its core a late Gothic building from the 16th century. The purchase of the Frühmesserwidum (the early-mass priest's benefice) is documented in 1642; in 1646 the building was described as dilapidated. Alterations in the Baroque period (18th century).

01

The refurbishment project for the Frühmesshof in Untermieming provides for the restoration of the historic fabric and the adaptation of the existing living spaces on the ground and upper floors. With the exception of the later northern annexe, the ground and upper floors remain largely untouched and continue to be used as before.

The existing residential unit on the upper floor is separated from the rest of the building and given a new access. On the ground and upper floors, all relevant internal partitions as well as window openings and doorways of the historic fabric are retained. As the roof structure is of no historical significance, dates from the most recent construction phase and no longer meets structural standards, it is demolished and rebuilt with insulation. In addition to a recessed terrace in the secluded western part of the roof, the gable windows to the north and south are enlarged and roof windows are provided to the east as shown on the plans.

The dilapidated annexe and staircase to the north are demolished and replaced by a compact, slightly set-back new building of similar dimensions.
