Farmhouse Gsies 1536 – Building on Historic Fabric

The Veidlerhof is part of the hamlet of Ampfertal, which at almost 1,600 metres is the highest group of farmsteads in Gsies. Through land consolidation and the relocation of building volume, several new buildings were erected in the hamlet by the end of the 20th century, yet the old Veidlerhof was never demolished. In recognition of its high historical value, the Veidlerhof was included in the Interreg project “Alte Bausubstanz” (historic building stock), which pursues refurbishment and revitalisation measures for buildings in Tyrolean villages. The task now was to renovate the old farmhouse. Inclusion in the EU project made it possible to carry out a thorough documentation of the historic fabric of the Veidlerhof, including a building-archaeological survey and dendrochronological analysis of the structural timbers.

Dating of various structural timbers indicated a construction period from 1531 to 1536, with most of the timber coming from the same forest. The question of legalising the existing building under spatial planning law was settled by relocating building volume through a planning agreement between the municipality and the owner, which authorised the dismantling and re-erection of the Veidlerhof within the hamlet of Ampfertal. The next important step was a feasibility study with a site analysis for the reconstruction and the development of a use concept, taking into account the existing historic fabric and the requirements of future uses. The rebuilt Veidlerhof is to serve the owners as a private home and for farm holidays; to this end, a larger private flat and several rental units are planned, retaining the given construction technique and internal layout as far as possible.

To relocate the farmhouse, the structure was numbered and dismantled so that it could be reassembled like a puzzle not far from the original farmstead, free-standing and in a better position. An undertaking of this kind, however, demands professional craftsmanship and, not least, intensive commitment on the part of the clients. Within the relocation, what is worth preserving is retained and what needs refurbishment is replaced in keeping with the old building. Particular ingenuity is required for infrastructure such as toilets, bathrooms and kitchens, which with the new use of the farm for holidays must meet contemporary standards. Here the necessary modernisation is made visible through fixed glazing and a new formal language.
