Living in Green Surroundings – Plaus

The village extension project for the municipality of Plaus comprised the preparation of a locally appropriate development strategy and the elaboration of scenarios and possible solutions. Building on this, the legal foundations were to be established, the sustainability of the proposals reviewed, and the technical implementation and detailed planning taken on.

Brief
Settlement extension on the village edge, living in green surroundings

The St. Ulrich II village extension in Plaus is understood as a careful further development of the existing village fabric. The aim of the project was to develop a locally appropriate development strategy that sets out different scenarios and approaches for a high-quality expansion of the municipality. In addition to the urban design concept, the task also included reviewing the legal, technical and sustainability-related foundations and preparing the subsequent implementation.

01

The planning concept provides for a clear spatial order of the site. Through a consistent design of topography, paths, green areas and surfaces, a coherent neighbourhood emerges that precisely links the existing and new infrastructures. 18 detached houses and one condominium are planned. The required parking spaces are largely organised underground, so that the residential area itself remains largely car-free and can be experienced as a quiet, green living environment.

02

The site is divided into four manageable neighbourhoods. Each is enclosed by planted boundaries no more than two metres high and accessed by unsealed paths three metres wide. Within the neighbourhoods, detached single-family houses in a locally typical design are created. The structure is complemented by an apartment building in the north-western corner of the planning area which, with wrap-around garden terraces and a green curtain façade, introduces a contemporary form of living into the ensemble.

03

The loose development forms the transition between the denser village core and the open landscape. It takes up the scale and grain of the village without overwriting its rural character. Green spaces, communally usable open areas and a restrained access system strengthen the quality of the residential environment.

In the west of the expansion zone, an access strip around nine metres wide is planned. It bundles the restricted traffic, visitor parking, bicycle parking and public infrastructure. At the same time, social areas with seating, play areas and a barbecue area are created there.
