Townhouse Innsbruck – Refurbishment of the Existing Fabric

This house on the slope of the Bergisel is a true gem from around 1900 and was comprehensively refurbished under the direction of architect Martin Mutschlechner. Despite the extensive renovation works, in which the roof, windows, plumbing and electrical installations were renewed and the terrace enlarged, it is hardly noticeable from the outside that the building has been renovated. Inside, however, the needs and expectations of today's residents were taken into account and integrated into the old building fabric with great sensitivity.

The three resulting residential units face north towards the city and south towards the lush greenery. The rooms under the roof have an open, light-filled loft character and allow the old elements to take effect. The modern furnishings appear simple and elegant in interplay with the refurbished roof structure and show how well old and new can harmonise.

“My primary goal is to stay within a set budget. It is important not to alter or destroy the valuable historic fabric through excessive and costly measures. The external appearance of the building should remain as untouched as possible,” comments Mutschlechner. Careful planning makes it possible to draw out the maximum potential of a historic building with minimal effort while making it attractive at the same time.
