What to do with empty houses, cold beds, run-down properties? In recent years our office has had the opportunity to work on several projects dealing with these questions. Below you will find a few examples where, together with committed clients, we have created flats, apartments or hotel rooms from originally vacant rural buildings. In every case, alongside clear ideas about use, tight budget constraints were the driving forces behind innovation and creativity.

While the house with chapel in Gärberbach involved converting the old, disused stable into a special flat for the young family of the house, the Veidlerhof in Gsies, built in 1536, was converted into an apartment house with a shared kitchen and the client’s private flat. Here, in addition to the careful treatment of the old building fabric, it was also about rethinking the house in ecological and economic terms. It was particularly important to the client to use ecologically and biologically high-quality materials and to reduce sources of disturbance such as noise and electromagnetism as far as possible. The result is a special house for special hosts and guests. This was only possible through the early involvement and direct commissioning of exceptional craftspeople. Building materials were in part supplied directly by the clients, and wherever it was sensible and possible, they lent a hand themselves.

The Steinwandhof is another example of how a client with a creative idea was able to transform a farmhouse that was partly in poor condition and breathe new life into the building. The combination of riding stables, high-quality Stuben as guest rooms and a shared kitchen in the old smoke kitchen next to the guest parlour open to all has proved its worth: the Steinwandhof is fully booked months in advance.
